Key Transaction Deadlines

• Within 48 Business Hours | Earnest Money Deposit: Deliver your earnest money funds to the title/escrow company to secure your purchase contract.
  
  
• Within 3 Days | Seller’s Property Disclosure (SPDS): Review the seller’s detailed disclosure regarding the physical condition of the property.
  
  
• Within 5 Days | Insurance Claims History: Receive and review the home's 5-year insurance claims history.
  
  
• Within 10 Days | Home Inspection Period: Complete all general and specialized inspections (e.g., roof, pest, sewer line, HVAC).
  
  
• Within 10 Days | HOA Disclosures (If Applicable): Receive and review the HOA CC&Rs, rules, and financial summaries.
  
  
• By Day 10 | Inspection Notice (BINSR): Submit your official notice requesting repairs, credits, or accepting the home as-is.
  
  
• Within 5 Days of BINSR | Seller’s Repair Response: The seller provides written confirmation of which requested repairs they agree to complete.
  
  
• Within 5 Days of Seller Response | Buyer’s Decision: Re-evaluate and accept the seller’s terms, or elect to cancel the contract if an agreement cannot be reached.
  
  
• Lender-Managed | Home Appraisal: Ordered by your lender to verify that the property value supports the agreed purchase price.
  
  
• 1 to 2 Days Before Closing | Final Walk-Through: Perform a final inspection to confirm agreed-upon repairs are complete and the property remains in good condition.
